OVERVIEW

In general, standard TC service is comprised of accepting an already ratified file, checking for & pursuing signatures/initials in conjunction with the other side of the transaction, and turning the completed file into the broker. The PLUS in my service includes preparing & sending listing packages out for Seller signatures, creating the disclosure package, ordering HOA documents and mandated reports, preparing tenant notices, following COPA guidelines, etc.  As a licensed realtor, I can help with preparing an addendum/counter/back-up or even writing up a  contract if you're overwhelmed or in a bind.   After so many years in sales, I make it a habit to review prelim title reports & contracts for red flags.  Should you ever need another set of eyes or a sounding board, I am happy to discuss strategies, negotiations, and problem-solving the unique challenges that often appear in a real estate transaction.

In addition to my familiarity with SFH, Condo/TIC/Stock Coops, Investment/Tenant-Occupied Properties, Commercial and Business Opportunities, I bring expertise in Probate Sales, IAEA, and Court Confirmation Sales, and a well-developed knowledge of local and Bay Area forms.  My client base ranges over most of the bay area brokerages, as such I have worked extensively with SkySlope and have my own Pro accounts in Glide, DocuSign, Disclosures.io & Dropbox

As to my rates, in general for SFH/Condos/TICs  I charge $550 for Buyer side and $650 for Listings.  My rates go up a bit for 5+ tenant-occupied properties if I am preparing the tenant packages, as well as coordinating with COPA guidelines.  I've noticed that each of my Clients have differing approaches and expectations of their transactions.  Since there's no real list of TC duties,  I find it's best to just keep good communication and learn as we go.   I know it takes a bit to get used to each other and build trust, so please feel free to call me anytime.  I'm very easy to work with.  

As I consider this a true partnership,  there is no charge for deals that do not close.
